Welcome! So who are we?
Originally known as HFHMS, now called H & F Homes, we are an Arms Length Management Organisation (ALMO) working in partnership with the Council. We were set up in June 2004 and received a 1 star (fair) with promising prospects rating at the last government inspection in november 2007.
The organisation was set up after it was identified as being the best way to obtain the funding required to bring all homes up to the Decent Homes Standard. The decision to set up an ALMO was made in June 2003.
Following on from the Housing Commission, a steering group of councillors and residents was set up and the Shadow Board also began its work with a core group of people who were both used to working together and had a high level of expertise and knowledge about the ALMO. Although the organisation has been set up within a short period, the strength of the partnerships between the council, residents and H & F Homes officers enabled the work within the ALMO to be undertaken in an inclusive manner.
The Electoral Reform Society undertook a ballot on behalf of LBHF in October 2003 to ascertain whether tenants and leaseholders were happy to endorse the council's proposal to form an ALMO and bid for extra funding. The Ballot question was "Are you in favour of the council's proposal to create an Arms Length Management Organisation (ALMO) to manage, repair and improve the council's houses?"
The ballot attracted a turnout of 39.84% (7,045) and of these votes 81% (5,740) were in favour of the ALMO proposal. Comparing this result with other boroughs which have had an ALMO vote, these figures are favourable.
H & F Homes manages all London Borough of Hammersmith and Fulham's housing stock: 13,778 rented and 4,227 leasehold homes, at the time of transfer. Additionally H & F Homes is responsible for the management of play areas on housing estates, commercial shop units on housing estates, community Buildings, and the Travellers site.
