Decent Homes
What is a Decent Home?
In order to set a national target, the Government has developed a definition of a Decent Home. This is designed to ensure that all homes are:
- Safe
- in a reasonable state of repair
- Have reasonably modern facilities
- Have effective insulation and heating
H&F Homes have developed our own Service standard for Major Works, which is better than the government one.
What kind of improvements will I get?
Decisions about whether to replace or repair building components will be taken on the basis of age, condition and long term costs. Not all homes will need the work. Factors for consideration, we take note of the government guidance document.
Which areas will be affected by the repair or replacement?
The refurbish work may include the repair or replacement of:
- Windows
- External doors
- Roof works
- Necessary refurbishment of exterior and communal areas, doors, stairs and
- access ways
How do I find out when the work can / will be done?

Will my rent go up to pay for Decent Homes work?
No, the cost of these works will NOT affect your rent
What if I don't want the work?
The work is optional unless it is necessary for Health and Safety reasons for example rewiring.
However we will encourage you to have the work done and will provide any support you may need to make sure the disturbance to you is kept to a minimum.
